More mixed-use development underway in University District

With the land cleared and the plans finalized as of last week, the Highland Row development is a step closer to reality, with a projected completion in summer 2016. The $58 million investment will result in a mixed-use space with more than 32,000 square feet of retail, 354 apartments, 34 townhouses, and a parking garage with capacity for 511 vehicles.
 
The new structure— a shared project between Indiana-based Milhaus Development LLC and Memphis-based Poag Shopping Centers LLC—will fill the corner of Highland and Midland Avenue, where the Highland Church of Christ was once settled.
 
Milhaus, who is leading the residential piece of the project, is an expert in the area of mixed-use and multi-family environments. Poag, a veteran of retail spaces, has called their retail component more “lifestyle center” than shopping center.
 
As High Ground has recently notes, the University District has a lot to offer developers, with a strong neighborhood anchor and lots of new residential (from both the University and private interests) coming up and filling up.
 
The University of Memphis enrollment is at an all-time high with more than 17,000 students, most of whom are taking classes on the main campus. The Highland Row development, situated directly across from the campus, hopes to capture that crowd, as well as non-students who are interested in the center-city, highly walkable area.
